Globe-Allianz Capital arranges structured financing for real estate and projects. We organize principal equity support for select real estate development projects employing fully discretionary investment funds which we source and/or manage from both local and international sources. We also facilitate the Construction Equity Pledge Program. We arrange debt and structured finance; offer investment sales brokerage services; source and invest equity capital; and we leverage our affiliated and strategic relationships to bring an array of expertise that creates unprecedented opportunity, advantage, and deal flow. We further arrange primary long term financing to take out the construction loan in the reinvestment phase of the Globe-Allianz Development Enhancement Program. Globe-Allianz Capital provides and/or sources: traditional project financing; interest free non-recourse equity related construction financing; mezzanine and other construction loan acquisition; private equity investments; joint venture support; mortgage loans for foreign nationals, 1031 exchange services; national mortgage services; and our Letter of Credit Facility.

We enable clients to maximize the value of their real estate holdings or their development with sound financing solutions backed by market competitive capital. We employ specific methodologies in the delivery of all our advisory services. Our strategy involves evaluating not only the financing assignment but the entire proposed project, and we then define an optimal financing program for the client. Often these services are provided within the Development Business Planning and Financial Modeling Programs made available through the Globe-Allianz Development Group. Based on being retained on an exclusive basis, our mission is to represent our client’s financing needs broadly into the capital markets; but also much more.

Globe-Allianz Capital also sources start up venture and equity capital for a number of our own Globe-Allianz and Network Companies. For example, we are involved in funding an ongoing joint venture between the Globe-Allianz Development Group and Destination Hotel Partners LLC. This venture is supporting a series of specialty university and medical school campus based hotel developments throughout North America as well as overseas. We are involved in seeking ongoing investment funding from private qualified investors and funds in support of the unique real estate investment opportunities provided through our company, HBA South Florida. We are both providing and sourcing additional start up funding for several stunning new ventures. In each of these ventures we will be rolling out unique new technologies the combination of which we except to be revolutionary. Within these new related companies will be an integration of unique newly invented proprietary software named COOP-ER and a truly amazing new unique file compression technique. This combination will be deployed through companies that may include Imajigate, World3e, and iMiME Literacy.

We have key alliances with leading capital sources both national and international. We have long-term relationships with GE Capital that offers fixed and floating rate debt financings and equity. We are aligned with investment banks, including Credit Suisse, Deutsche Bank, CIBC World Markets, private wealthy investors and funds, GCC and MENA Region sources, and numerous other sources, each of which deliver unique leading capital opportunities. We are also allied with a foreign interest free equity fund that provides up to ninety percent of real estate project funding for projects up to five hundred million dollars.
